According to Vastu Shastra a plot should always have a level ground with the road. hence it is advisable that a plot in a ditch should not be purchased.
However if a plot in the ditch is bought care should be taken about the following aspects:-
If the plot in a ditch has a road in the East, the level of this road should not be higher than the plot.
For these plots West side roads should always be higher than the level of the plot. If the West side road is at a lower level than the plot it is considered harmful.
The north side road here also should not be higher than the plot level. It is better if it is at a lower level. This will result in the increase in wealth.
The South side road to such plots should always be at a higher level. The South road at a lower level than the plot level leads to loss of wealth.
While building a structure in such plots the plinth level should always be minimum 2 feet higher than the road. it is always better to have the level of the plot at par with the road level. If this is not possible then the parking site should be constructed in the ditch and the first floor of the building must be at a higher level than the road level.
On plots like this shops, offices or any other building should not be built as they will not prove profitable. Here only permit rooms or casinos clubs will flourish.
As the level of such plots is lower than the road level basements should not be constructed at all.
If L type construction is to be done in such plots it should be done in the South and the West directions only.
For the construction of C type buildings the East - South West or South-West -North directions should be used. However it is always better to avoid L type or C - type constructions in such plots.
For the commercial complex on these plots the entrance needs to be from the East, the North or the North-East directions. The entrance should never be from the South, the West or the South-West directions.
At the centre of such plots (place of the Brahma) there should never be a ditch. According to Vastu Shastra swimming pool, fountains or water falls should never be constructed at the place of Brahma.
